Buying a home should be an enjoyable, exciting experience. It can also be overwhelming. Particularly if you don't get help. Most people find it a lot easier if they have a professional to guide them through maze of tasks. Of course that person is someone like me. A professional with years of experience and a history of happy clients.

Close on the home and move in
Many people are concerned about the cost. All Buyers can get into a home for as little as 3.5% of the purchase price. There are several other loan programs available. Some with no money down and others offer an advantage if you put 20% or more down. In addition to the down payment there is always another $3000 - $5000 of costs. These can be paid by the Buyer or the Seller.
From the time the contract is written to the day of closing the Buyer will have spent roughly $1200 - $1500. This money reduces the amount of the down payment by the same amount.
